Hotel good but noise from outside dreadful, we were unable to get any sleep until after 4 am.
Reception poor - had to wait until 3.15 pm for room.

Great hotel, friendly staff. only problem i had was when we tried to have something to eat at 9pm. the receptionist said we would be able to eat in the restaurant but when going to the restaurant they said they were closed. We were then told we would have a bottle of champange put in the room for our return to the hotel which we did not receive.

We stayed there many years ago soon after it first opened and it was a fantastic location and facilities. It is certainly beginning to look worn and needs an overhaul. No air-con in rooms (A problem during Summer even in Scotland !) and lifts have obviously had a lot of problems - we got caught in one twice in one evening.

Grassmarket is full of options and something for everyone so no problems with finding somewhere to eat, drink, etc.

Lovely hotel, although our room could have been doing with just a little TLC. For example, the cushions on the bed were clearly stained, chippings on the window ledges etc. Also, it was one of the hottest days of May, but the room had no air conditioning and the windows didn't open. Not very pleasant with 2 children in tow. All that said, however, we were there to sightsee and take in a show, so didn't plan to be sitting in a room all day. I would go back and recommend it to others. The location is spot on. Our room overlooked the busy Grassmarket and the Castle, so couldn't have asked for more. Also, the fire alarm went off during the night, and the staff and fire service dealt with the situation admirably.
Top Tip
Avoid with a barge pole Ristorante Gennaro at the Grassmarket. This was once our very favourite Italian Restaurant in Edinburgh. How greatly disppointed we were to get rude, obnoxious service. The waiter literally pointed to our table. We sat for about 15 minutes before he even came over to take out order, and rushed us through that only to be told that it's only pasta that comes in half portions for children. So chef can't detach a bit of pizza dough and make a smallish pizza for a 6 year old? And what about the breaded chicken - does it only come in one size? Oh puleeeease! We would recommend the food in the Apex itself or the lovely, friendly Giulianos at the Playhouse.

Appalling organisation at breakfast - absolute chaos and no coordination or communication between staff. Understaffed on a very busy morning and more befitting of a one star hotel, let alone a very over-priced four star one. There are other much better value and better managed hotels in the vicinity.
